Memorial Day

I hope everyone had a wonderful Memorial Day weekend. For all those with loved ones over seas, it was another holiday missed. Memorial Day was a day to remember all those who fought and died. It is also a special day to show all the soldiers how much we appreciate their service.

Because of Memorial Day and the kids getting out of school, I have not gotten to do my weekly report. I will do those posts tomorrow. Thank you all for stopping by. I am sorry that I did not get them done tonight. Again if there is something you would like to see or read, feel free to contact and tell me. I am here to help you in any way I can.

Some Home Fads that have Faded

Great rooms with high ceilings, lots of windows, and completely open to all other public rooms including the kitchen. The consequences were heightened noises (no walls to dampen the noise) and higher energy bills (it’s hard to heat and cool especially with all the windows).

Kitchen that are so huge you need a map to find your way around. Although with all the commercial appliances, it hard not to have a huge kitchen. Unless you are planning on cooking for 15 or more people, a kitchen doesn’t need to be that big. People want convenience. They want to be able to move easily between the oven, the sink, and the refrigerator.

Garages are nice. But when your home no longer looks like a home and begins to look like a string of garages, you’ve gone too far. You don’t want your home looking like it was attached as an afterthought.

Coming Back:

Great Rooms with typical ceiling and windows can be great. People that want the feeling of open, add french doors, pocket doors, or even sliding glass doors between rooms. That way for everyday use, you can have privacy and noise reduction but yet still have the openness when necessary.

Kitchens that appear spacious but aren’t huge are the way to go. If you want a open feeling in the kitchen, you can always add a walk-in pantry and fore go some of the upper cabinetry.

If you need more than a two car garage, it might be best to have two garages attached to your home and one detached. It can be hidden or off to the side. These are a benefit to buyers. It gives them options. If they only have two cars, they can use the detached garage for storage or any number of things.

I will be a little behind

For those of you that come here looking for my weekly sales report, I was a little late last week and will be late this week. Just a reminder for those of you selling

I know you’ve heard it somewhere from someone in the past. But there are little things you can do to increase your home’s chances of selling. It’s a very competitive market out there. Buyers have choices. If your home doesn’t stand out, chances are there is a house that does.

Do you remember when you bought your house? What was it that you loved? Go through your home and try to envision it before it was yours. Make of list of the features that you loved, the features you didn’t. Of the features that you loved, how many are universal? Meaning, try to figure out which of the features would be in most demand. After that, try to highlight those features. If you have a unique room, try to draw focus to that room.

Personal decorations are beautiful to you. You took the time to select the paint and accents. Remember that a unique person(s) will be buying your home. Their idea of decor may differ from yours. If there are any truly unique personal touches, you may want to consider addressing them. I viewed a home with a completely red kitchen. The tile was red, the appliances were red, the cabinets were red, well you get the idea. While the owner may have loved this, there were not many buyers out there that shared this love.

You want to show your home and the space that it provides. If you have too much furniture or big furniture, it makes the room seem smaller and cluttered. A buyer wants to be able to imagine his furniture in your home. If there’s too much of your belongings, it will be very difficult.

Sometimes the littlest things make the biggest difference. Paint or even just touch up can make a home look more attractive to buyers. Doing some lawn and garden maintenance can do wonders for a home and increase the chance of selling. Remember that people are visual. We see things and react to them. You want to create something that is visual attractive without going overboard.

If you are selling your home yourself, pay attention to market changes. You don’t want to price your home too high or too low. When deciding on a price, look at the prices of sold homes in the last couple of months. It doesn’t matter what homes are asking for in your area. It only matters what they sold for. Pricing your home off the sale price of other homes is not the way to go. Think about it, you are relying on all those people to have priced their homes properly.
